Things in the current market are moving fast! If you've heard the stories of multiple offers, fierce bidding wars, and homes selling significantly over their list price and are thinking of selling, now could be the perfect time, but is your property ready? You might be thinking of all the home improvement projects you need to tackle first to get the highest offer. Or maybe you're thinking you should put up a "For Sale" sign regardless of the state of your home to take advantage quickly! Presenting your home in its best possible condition is the key to high offers, which might be a whole lot simpler than you think.
Your first step is to declutter your space. Remove anything that isn't completely necessary for your daily living. Buyers will try to picture themselves in your space and it's much easier if they have a clean slate to view!
Now that you've purged your home it's time to deep clean! On top of your normal cleaning routine you should tackle the jobs that you might only do seasonally or a couple times a year. A sparkling, clean home will do wonders for first impressions. You're used to what your home looks (and smell) like but buyers are seeing it with fresh eyes.
Go around your home and look at things with a critical eye. Renovate only where absolutely necessary. If you feel that your home is dated that does not mean that it won't sell quickly, especially in this market. Many buyers are looking to put their personal stamp on a home and recent renovation that is not to their taste may prevent them from offering. Save yourself the time & money that goes along with a renovation and instead make sure everything in your home is in good working order. Complete small repairs, such as broken fixtures or loose hinges. Create a blank slate for buyers by painting main rooms a neutral white shade, this will make your space seem brighter and bigger and allow buyers to see the potential.
Once you're finished inside, repeat all these steps on the exterior! After all, this is where the true first impression will be made. Again, no need for a major landscaping overhaul! Make sure any debris is clear and that all areas of the property are easily accessible. Scrub off any built up grime, especially around the main entrance. Clean out gutters and keep walkways clear of snow, ice, and debris.
One of the most frequent questions we get is "When is the right time to sell my home?"
